Why We Chose The Fogel Flip
I can’t believe I haven’t written anything about the Fogel Flip that we have been working on for the last 7 months! If you follow us on social media, most likely you’ve seen our posts about this crazy, weird angled home that we purchased in May of 2021. And most likely, you’ve seen how much it’s changed! But if you’re new here and haven’t had a look inside this 3,000 sqft ranch, here’s a little trip down memory lane and an explanation as to why we chose to flip this property.
And that’s just part of the main level!
This home sits on a half acre of land in a well maintained, highly sought after town here in Central Illinois; the home had been placed on the market during the peak of the housing market climb at a price we just couldn’t pass up. Of course, it was a complete train wreck! The entire basement was already gutted due to water damage from when the previous owners occupied the home. The upstairs needed to be completely gutted with it’s obtuse angled rooms, dysfunctional flow, and improper use of space. None of it made sense! But the minute Guy set eyes on the property, he saw not only it’s potential but the value of the lot, and location. Which are both MAJOR factors for us if we are even going to consider flipping a home. And anytime those three things combine for him, it’s immediately a no brainer.
We knew this home had the potential, it just needed to be reworked to make sense and flow. Before Guy and I begin any project, we always walk through the home, talking through our ideas and creating a “master vision” (that we always end up scaling down). After, we begin sketching up some ideas on paper for the kitchen and bathroom layouts. For this home specifically, Guy and I made it a competition to see who could come up with the best kitchen design (can you guess who won?). After we’d sketched up a few options we narrowed it down to the most functional and best overall design and began building it up from there within the 3D software we use.
When we do that, we are able to better visualize how a space is going to flow and make sure our original ideas make sense. This is a HUGE part of our design process when working with our clients as well. It just gives you the assurance that it’s all going to work out. And for this property specifically, once we got those drawings done, our excitement level for this house sky rocketed. We made SIGNIFICANT changes to the layout and created a cohesive flow throughout the main level and basement. I can’t wait to get this house on the market!
